27 V.S.A. § ___ § 1332
Applicability
Operative Text
This subchapter shall apply to the conversion of all residential rental property in the state other than a manufactured home park, except the conversion of any single-family dwelling unit that is individually owned but has been rented. Conversion of a manufactured home park shall be subject to subchapter 3 of this chapter. (Added 1985, No. 175 (Adj. Sess.), § 5; amended 1993, No. 97, § 3.)
Vermont law under 27 V.S.A. ch. 15 § 1332 defines which residential rental properties fall under the state's condominium or cooperative conversion rules. The provision covers most residential rental buildings statewide, but carves out two categories: individually owned single-family homes that have been rented, and manufactured home parks. Manufactured home park conversions are instead governed by a separate subchapter (subchapter 3) of the same chapter.
Plain English — not legal advice.
Property owners considering a conversion of residential rental property in Vermont should be aware that 27 V.S.A. ch. 15 § 1332 determines whether the conversion subchapter applies to their building. Operators of multi-unit residential rental properties generally fall within the scope of this subchapter, while owners of individually owned single-family rentals are excluded. Owners of manufactured home parks face a distinct regulatory path under subchapter 3 of the same chapter rather than this subchapter.

Tenants living in residential rental buildings in Vermont may have protections under the conversion rules established in 27 V.S.A. ch. 15 § 1332 if their building is subject to a conversion. Because the provision explicitly excludes individually owned single-family rentals and manufactured home park residents (who are covered separately under subchapter 3), tenants should first determine which category their housing falls into. Tenant-rights organizations in Vermont can help residents understand whether their building is covered by this subchapter and what rights may apply during a conversion process.
