10 V.S.A. § ___ § 6261
Resident obligations; use and maintenance of premises
Operative Text
(a) The resident shall not create or contribute to the noncompliance of the premises with applicable provisions of building, environmental, or housing and health rules. As used in this subchapter, the term “premises” means a manufactured home lot and any part of a manufactured home park. (b) The resident shall conduct himself or herself and require other persons on the premises with the resident’s consent to conduct themselves in a manner that will not disturb other residents’ peaceful enjoyment of the premises. (c) The resident shall not deliberately or negligently destroy, deface, damage, or remove any part of the premises or its fixtures, mechanical or utility systems, or furnishings or deliberately or negligently permit any person to do so. (d) Unless inconsistent with a written rental agreement or otherwise provided by law, a resident may terminate a tenancy by actual notice given to the park owner at least one rental payment period prior to the termination date specified in the notice. (e) If a resident acts in violation of this section, the park owner is entitled to recover damages, costs, and reasonable attorney’s fees, and the violation shall be grounds for termination under section 6237 of this title. (Added 1993, No. 141 (Adj. Sess.), § 11, eff. May 6, 1994; amended 2019, No. 131 (Adj. Sess.), § 17.)
Vermont law under 10 V.S.A. ch. 153 § 6261 sets out behavioral and maintenance obligations for residents of manufactured home parks. Residents must not cause code violations, must not damage or remove fixtures or systems, and must ensure that guests behave in ways that do not disturb neighbors' peaceful enjoyment of the park. The provision also establishes that a resident who violates these obligations may face a tenancy termination action, and that a resident who wishes to leave may do so by giving the park owner at least one rental-payment period of advance notice.
Plain English — not legal advice.
Under 10 V.S.A. ch. 153 § 6261, compliant park operators generally document any resident conduct that contributes to code violations, causes property damage, or disrupts neighbors' peaceful enjoyment, and retain those records in case enforcement becomes necessary. When a violation occurs, the statute entitles the park owner to pursue damages, costs, and reasonable attorney's fees, and to use the violation as grounds for termination under § 6237. Operators typically maintain clear written rental agreements that address these obligations so that expectations are established from the outset of the tenancy.

Section 6261 of Title 10 of Vermont law describes the conduct and maintenance standards that manufactured-home-park residents are expected to meet, including keeping the lot free of code violations, avoiding damage to fixtures or systems, and ensuring guests do not disturb neighbors. Residents who believe a park owner is misapplying or selectively enforcing these obligations may wish to review the written rental agreement, gather documentation of the relevant circumstances, and consult a tenant-rights organization familiar with Vermont manufactured-housing law. The same section also confirms a resident's right to end a tenancy by giving the park owner written notice at least one full rental-payment period before the intended termination date.
