Under 9 V.S.A. ch. 137 § 4455, Vermont law establishes two baseline rules about rent. First, rent is owed at the agreed-upon time and place without the landlord needing to ask for it or send a reminder. Second, any rent increase cannot take effect until the first day of a rental period that begins at least 60 days after the tenant has received actual notice of the increase.

For Property Managers

Under 9 V.S.A. ch. 137 § 4455, compliant Vermont landlords deliver written notice of any rent increase at least 60 days before the start of the rental period in which the higher rent will first apply. Because the statute requires 'actual notice,' operators generally document how and when notice was delivered. Rent is also understood to be due at the time and place specified in the lease, without any obligation to send a separate demand or reminder.

For Tenants

Section 4455 of Title 9 of the Vermont Statutes gives tenants a right to at least 60 days' actual notice before a rent increase can legally take effect, and the increase may only begin on the first day of a new rental period after that notice window closes. If a landlord attempts to collect a higher rent amount before that period has passed, a tenant may have grounds to raise the premature increase as a defense in a rent dispute. Tenants who believe this provision has been violated can consult a local tenant-rights organization or Vermont Legal Aid to understand the options available to them.
