Wyo. Stat. Ann. §§ 35-18-106 to 35-18-107 § 35-18-106
     35-18-106. Sale or lease of used mobile homes; inspection;
responsibility for repair.

     (a) In the sale or lease of any used mobile home by a
mobile home dealer, the sales invoice or lease agreement shall
contain the point of manufacture of the used mobile home, the
name of the manufacturer and the name and address of the
previous owner.

     (b) No sale or lease of a used mobile home by a mobile
home dealer on an "as is" or "with all faults" basis shall be
effective to exclude or modify an implied warranty of
merchantability or an implied warranty of fitness, unless the
mobile home buyer or lessee signs a separate writing made by the
dealer listing specifically all substantial defects which are to
be exempt from warranty, or unless the defects would not have
been discovered by a reasonable inspection by the dealer or
lessor before consummation of the sale or lease.

     (c) Directly above the customer's signature the following
notice shall be printed all in capital letters:

"THIS IS A LIST OF DEFECTS TO BE EXEMPT FROM WARRANTY IN THIS
MOBILE HOME. IF YOU SIGN THIS WRITING, YOU AGREE THAT THE DEALER
IS NOT RESPONSIBLE FOR REPAIRING THESE DEFECTS."

Wyoming law under Wyo. Stat. §§ 35-18-106 through 35-18-107 sets specific disclosure and warranty rules for used mobile home sales or leases conducted by dealers. Every sales invoice or lease agreement must identify where the home was manufactured, who made it, and who previously owned it. Dealers cannot simply label a sale 'as is' to escape implied warranties of merchantability or fitness — those warranties can only be waived if the buyer or lessee signs a separate document that specifically lists each substantial defect being excluded, with a required capital-letter notice printed directly above the signature line.

For Property Managers

Mobile home dealers and landlords operating under dealer status in Wyoming should ensure that every sales invoice or lease agreement for a used mobile home includes the point of manufacture, manufacturer name, and prior owner's name and address, as required by Wyo. Stat. §§ 35-18-106 through 35-18-107. When seeking to limit warranty liability for known defects, compliant operators prepare a separate written document — distinct from the main agreement — that itemizes each substantial defect individually. That separate document must carry the exact capital-letter notice prescribed by the statute directly above the customer's signature line; a general 'as is' clause in the main contract is not sufficient on its own.

For Tenants

Under Wyo. Stat. §§ 35-18-106 through 35-18-107, tenants and buyers of used mobile homes from dealers retain implied warranty protections unless a very specific process was followed: a separate written document listing each defect individually must have been signed, with the required warning printed in capital letters directly above the signature. If that separate document was never provided or did not meet the statutory requirements, the dealer's attempt to disclaim warranties may not be legally effective. Tenants or buyers who believe these protections were not honored may consider raising the issue as a defense in any related legal proceeding, filing a complaint with a relevant state consumer protection office, or consulting a tenant-rights or consumer-rights organization familiar with Wyoming mobile home law.
