Section 94.010 of the Texas Property Code requires landlords of manufactured home communities to disclose the name and address of the property's record title holder, and the name and street address of any off-site management entity, to tenants or government officials who request it. Disclosure to a tenant must occur within seven days of a written request, and can be fulfilled by written notice, conspicuous posting in the community, or by including the information in the lease or community rules. If ownership or management information changes, the landlord must update the disclosed information within 15 days of the change becoming known.

For Property Managers

Operators of manufactured home communities subject to Tex. Prop. Code § 94.010 generally maintain current, accurate records of the record title holder and any off-site management entity, and have a reliable process for responding to written tenant requests within seven days. Compliant operators typically include this ownership and management information directly in the lease agreement or written community rules, which satisfies the disclosure requirement before any request is even made. When ownership or management changes, operators acting in compliance update all posted or provided disclosures within 15 days to avoid a statutory violation.

For Tenants

Under Tex. Prop. Code § 94.010, tenants in manufactured home communities have the right to know the name and address of the person or entity that holds title to the property, as well as any off-site management company responsible for the community. If this information has not already been provided in your lease or community rules, submitting a written request to your landlord triggers a seven-day deadline for the landlord to respond. Tenants who believe this disclosure requirement has not been met may consider contacting a local tenant-rights organization or consulting with a legal aid provider familiar with Texas manufactured housing law to understand available options.
