ORS § 90 § 90.620
Termination by tenant; notice to landlord.
Operative Text
(1) The tenant who rents a space for a manufactured dwelling or floating home may terminate a rental agreement that is a month-to-month or fixed term tenancy without cause by giving to the landlord, at any time during the tenancy, not less than 30 days’ notice in writing prior to the date designated in the notice for the termination of the tenancy. (2) The tenant may terminate a rental agreement that is a month-to-month or fixed term tenancy for cause pursuant to ORS 90.315, 90.360 (1), 90.365 (2), 90.375 or 90.380. (3) A tenant may not be required to give the landlord more than 30 days’ written notice to terminate.
Oregon Revised Statutes § 90.620 governs how tenants who rent a space for a manufactured dwelling or floating home may end their rental agreement. Under this provision, a tenant can terminate either a month-to-month or fixed-term tenancy without any stated reason by providing the landlord at least 30 days' written notice before the intended termination date. The law also allows termination for cause under specific related statutes, and it caps the notice a landlord can demand at 30 days — no lease clause can require a longer notice period from the tenant.
Plain English — not legal advice.
Under ORS § 90.620, operators of manufactured dwelling or floating home parks should be aware that tenants hold a unilateral right to end their tenancy — whether month-to-month or fixed-term — with as little as 30 days' written notice and without providing a reason. Compliant park operators do not include lease provisions that demand more than 30 days' notice from departing tenants, as such clauses are unenforceable under this section. Operators also recognize that tenants may separately invoke cause-based termination rights under related statutes, which carry their own procedural requirements.

ORS § 90.620 gives tenants renting a space for a manufactured dwelling or floating home the right to end their tenancy — regardless of whether it is month-to-month or fixed-term — by delivering written notice to the landlord at least 30 days before the desired termination date, with no obligation to explain why. The statute also makes clear that a landlord cannot legally require more than 30 days' notice, so any lease term demanding a longer notice period may be unenforceable. Tenants who believe a landlord is improperly refusing to honor a valid notice, or who wish to explore cause-based termination options under related provisions, may find it helpful to contact a local tenant-rights organization or Oregon's legal aid services for general information.
