Oklahoma statute 12 O.S. § 1148.4 governs the form and timing of a summons in eviction (forcible entry and detainer) proceedings. The summons must direct the defendant to appear for trial no sooner than five days and no later than ten days after it is issued, and it must clearly state the nature of the claim, the relief sought, and the dollar amount the plaintiff will seek if the defendant does not appear. The statute also allows pleadings to be amended during the proceeding to match the evidence presented at trial.

For Property Managers

Under 12 O.S. § 1148.4, landlords initiating an eviction action generally ensure that the summons served on the tenant accurately describes the claim being made, specifies the relief sought, and states the judgment amount that will be pursued if the tenant does not appear. Compliant operators also confirm that the court-set trial date falls within the five-to-ten-day window required by the statute. Keeping records of the summons issuance date and service details supports a well-documented proceeding.

For Tenants

Under 12 O.S. § 1148.4, a tenant served with an eviction summons has the right to know the nature of the claim, the relief the landlord is seeking, and the dollar amount at stake — all of which must appear on the face of the summons itself. The statute guarantees at least five days' notice before the trial date, giving tenants a window to prepare a response or seek assistance. Tenants who believe the summons does not comply with these requirements may raise that issue in court or consult a tenant-rights organization familiar with Oklahoma eviction procedure.
