N.M. Stat. Ann. § 47-10-7
Common areas; tenant meetings.
Operative Text
47-10-7. Common areas; tenant meetings.
Common areas of a mobile home park shall be open to all residents of the mobile
home park at all reasonable times subject to such conditions and limitations as are
imposed by written regulations of the mobile home park owner or management.
Meetings of tenants relating to mobile home living and affairs held in their park
community hall or recreation hall, if such facility or similar facility exists, shall not be
subject to prohibition by the park management if the hall is reserved according to park
rules and such meetings are held at reasonable hours and when the facility is not
otherwise in use.
History: Laws 1983, ch. 122, § 7.Under NMSA 47-10-7, the common areas of a mobile home park must remain accessible to all residents at reasonable times, though the park owner or management may establish written rules governing how those areas are used. Additionally, if a park community hall or recreation hall exists, tenants have the right to hold meetings about mobile home living and park affairs in that space, provided they follow the park's reservation procedures, meet at reasonable hours, and do not conflict with other scheduled uses. Park management cannot outright prohibit such tenant meetings when these conditions are met.
Plain English — not legal advice.
Operators of mobile home parks subject to NMSA 47-10-7 generally maintain written regulations that clearly define the conditions and limitations on common area use, ensuring those rules are applied consistently to all residents. When a community hall or recreation hall is part of the park, compliant management typically establishes a transparent reservation process and posts reasonable hours of availability rather than categorically denying tenant meeting requests. Keeping written policies up to date and uniformly enforced helps demonstrate adherence to the requirements of § 47-10-7.

NMSA 47-10-7 gives mobile home park residents the right to access common areas at reasonable times and, where a community or recreation hall exists, to hold meetings about park affairs without management interference, as long as the hall is properly reserved and the meeting occurs at a reasonable hour when the space is not already in use. If management refuses to allow a meeting or imposes restrictions that appear to go beyond written park rules, tenants may want to review those written regulations and document any denials. Tenant-rights organizations familiar with New Mexico's Mobile Home Park Act can help residents understand their options under § 47-10-7.
