Plain English

Under Nev. Rev. Stat. ch. 118B § 118B.080, manufactured home park landlords in Nevada must provide tenants with written contact information for the park owner or representative and a designated agent for service of process, including any updates to that information. Office hours and the landlord's on-site availability must be posted in a common area and shared with each tenant. Parks with 75 or more lots face an additional requirement: a manager or assistant manager must be physically present at the park for at least 8 hours per week during regular business hours, with those hours posted conspicuously.

For Property Managers

Nev. Rev. Stat. ch. 118B § 118B.080 requires compliant park operators to furnish each new tenant with written owner and service-of-process contact details before or at the start of tenancy, and to update existing tenants whenever that information changes. Operators also post office hours and on-site availability in a conspicuous common-area location and provide that information directly to tenants. For parks of 75 or more lots, operators ensure a manager or assistant manager is on-site at least 8 hours weekly during regular business hours and post those specific hours in a common area.

For Tenants

Nev. Rev. Stat. ch. 118B § 118B.080 gives manufactured home park tenants the right to receive written contact information for the park owner and the person authorized to accept legal service on the landlord's behalf, both at move-in and whenever the information changes. Tenants are also entitled to know the landlord's posted office hours and on-site availability, and in parks with 75 or more lots, a manager must be available on-site at least 8 hours per week. If a landlord is not meeting these disclosure or posting obligations, tenants may consider raising the issue with a local tenant-rights organization or exploring whether a complaint can be filed with the appropriate Nevada housing authority.
