Under Nev. Rev. Stat. ch. 118B § 118B.024, Nevada's Administrator is authorized to adopt regulations governing manufactured home parks and, upon receiving a complaint, may issue subpoenas, mediate disputes between landlords and tenants, and conduct inspections or provide technical services. For Property Managers

Operators of manufactured home parks subject to Nev. Rev. Stat. ch. 118B § 118B.024 should be aware that the Administrator holds authority to inspect premises and review books, papers, and records at reasonable times when enforcing the chapter. Compliant operators generally maintain organized, accurate records and cooperate with any inspection or subpoena that arises from a filed complaint. Familiarity with the regulations adopted under this chapter helps operators understand what documentation may be subject to review.

For Tenants

Nev. Rev. Stat. ch. 118B § 118B.024 gives tenants of manufactured home parks a formal avenue for relief: the Administrator can receive complaints, issue subpoenas for relevant documents, and mediate grievances between tenants and landlords. Tenants who believe a violation has occurred may file a complaint to trigger the Administrator's investigative and mediation powers. Tenant-rights organizations familiar with Nevada's manufactured housing laws can help residents understand how to navigate the complaint process under this provision.
