Operative Text
1. The current report on the quality of the water that is supplied to a manufactured home park that a landlord is required by NRS 118B.077 to post in the park must, in addition to the requirements of NRS 118B.077, be posted in a location that is protected from the elements. 2. If the park has no location for posting the report that satisfies the requirements of this section and NRS 118B.077, the landlord shall send a copy of the report by United States mail, postage prepaid, to the mailing address of each tenant of the park.
Under Nev. Admin. Code ch. 118B § 118B.540, manufactured home park landlords must post the current water quality report in a spot that is shielded from weather and other outdoor elements, going beyond the baseline posting requirements already set by NRS 118B.077. If no such weather-protected posting location exists within the park, the rule requires the landlord to mail a copy of the report, with postage prepaid, to every tenant's mailing address. This provision ensures that tenants have meaningful access to water quality information rather than a report that may be damaged or unreadable due to exposure.
Plain English — not legal advice.
Operators of manufactured home parks subject to Nev. Admin. Code ch. 118B § 118B.540 generally identify a covered or enclosed common area—such as a clubhouse bulletin board or a sheltered kiosk—where the current water quality report can be displayed and kept legible. If the park layout does not include any location that meets both the weather-protection standard of § 118B.540 and the posting requirements of NRS 118B.077, compliant operators send a prepaid first-class mail copy of the report to each tenant's mailing address on file. Keeping documentation of where and when the report was posted, or records of mailings, supports a clear compliance trail.

Under Nev. Admin. Code ch. 118B § 118B.540, tenants in manufactured home parks have a right to access the current water quality report either through a weather-protected posting within the park or, if no such location exists, through a copy mailed directly to their address. If a tenant believes the report has not been posted in a protected location or that a required mailing was never sent, they may raise this as a potential violation with the appropriate Nevada housing or manufactured housing authority. Tenant-rights organizations familiar with Nevada's manufactured housing laws can help residents understand what remedies or complaint processes may be available under this provision.
