Under Nev. Admin. Code ch. 118B § 118B.360, Nevada's Division of Housing calculates the average monthly rent for each class of manufactured home lot on a county-by-county basis, drawing on annual reports submitted under NRS 118B.025. These calculated averages are then published by the Division each June. The provision establishes a regular, public record of rent levels across different lot classifications throughout the state.

For Property Managers

Operators of manufactured home parks in Nevada should be aware that under Nev. Admin. Code ch. 118B § 118B.360, the Division uses the annual reports submitted pursuant to NRS 118B.025 to calculate average monthly rents by lot class and county. Compliant park operators generally ensure their annual reports are submitted accurately and on time so the Division's published averages reflect current conditions. The Division's June publication of these reports creates a publicly accessible benchmark that may be referenced in rent-related proceedings.

For Tenants

Nev. Admin. Code ch. 118B § 118B.360 gives manufactured home lot tenants access to publicly available data on average monthly rents, broken down by lot class and county, published by the Division each June. These published averages can serve as a reference point when evaluating whether a lot's rent aligns with broader market conditions in the area. Tenants who have questions about how these figures apply to their situation may find it useful to consult a tenant-rights organization or review the Division's published reports directly.
