Neb. Rev. Stat. § 76-1450 et seq. § 76-1493
Tenant; duties.
Operative Text
A tenant shall maintain his or her mobile home space in as good a condition as when the tenant took possession and shall: (1) Comply with all obligations primarily imposed upon tenants by applicable provisions of city, county, and state housing codes materially affecting health and safety; (2) Keep the mobile home space that the tenant occupies and uses reasonably clean and safe; (3) Dispose from the tenant's mobile home space all rubbish, garbage, and other waste in a clean and safe manner; (4) Not deliberately or negligently destroy, deface, damage, impair, or remove any part of the mobile home park or knowingly permit any guest or invitee to do so; and (5) Conduct himself or herself and require any guests or invitees to conduct themselves in a manner that will not disturb the tenant's neighbors' peaceful enjoyment of the mobile home park.
Nebraska Revised Statute § 76-1493 establishes a set of baseline behavioral and maintenance duties for tenants who occupy mobile home spaces. Under this provision, tenants are expected to keep their space in the same general condition as when they moved in, handle waste properly, avoid damaging park property, and ensure that neither they nor their guests disrupt neighbors' peaceful enjoyment of the park. The rule applies to both the tenant's own conduct and the conduct of anyone the tenant invites onto the premises.

Under Neb. Rev. Stat. § 76-1493, mobile home park operators can point to a clear statutory baseline when evaluating whether a tenant is meeting their maintenance and conduct obligations. Compliant park managers typically document the condition of a space at move-in—through photos, written checklists, or signed condition reports—so that any deterioration beyond normal wear can be measured against that baseline. When a tenant or their guests cause damage, generate unsanitary conditions, or disturb neighbors, § 76-1493 provides a codified reference point that operators generally cite when initiating any formal notice or remediation process under Nebraska's landlord-tenant framework.

Neb. Rev. Stat. § 76-1493 outlines the duties Nebraska law places on mobile home space tenants, including keeping the space clean, disposing of waste properly, avoiding damage to park property, and not allowing guests to disturb neighbors. Tenants who believe a landlord is mischaracterizing normal wear and tear as a violation of these duties may find it useful to document the condition of their space regularly with dated photographs and written records. If a dispute arises over alleged violations of § 76-1493, tenants can explore options such as consulting a local tenant-rights organization, contacting Nebraska's legal aid services, or raising the provision's specific requirements as context in any formal proceeding.
