Neb. Rev. Stat. § 76-1450 et seq. § 76-1475
Terms and conditions of rental agreement.
Operative Text
(1) A landlord and tenant may include in a rental agreement terms and conditions not prohibited by the Mobile Home Landlord and Tenant Act or other rule of law including rent, term of the agreement, and other provisions governing the rights and obligations of the parties. (2) A rental agreement may require a tenant to maintain liability insurance which names the landlord as an insured with respect to the mobile home space rented by the tenant. For purposes of this subsection, liability insurance shall mean insurance that protects the landlord from negligence on the part of the tenant and any invitees or guests of the tenant. (3) The tenant shall pay as rent the amount stated in the rental agreement. In the absence of a rental agreement, the tenant shall pay as rent the fair rental value for the use and occupancy of the mobile home space. (4) Rent shall be payable without demand or notice at the time and place agreed upon by the parties. Unless otherwise agreed, periodic rent shall be payable at the beginning of any term of one month or less and thereafter in equal monthly installments and rent shall be uniformly apportionable from day to day. (5) Rental agreements shall be from month to month unless otherwise specified in writing. A rental agreement may be canceled by at least thirty days' written notice given by either party. A landlord may not cancel a rental agreement solely for the purpose of making the tenant's mobile home space available for another mobile home unless otherwise agreed in writing. If the written rental agreement requires the removal by the tenant of the mobile home at the expiration of the lease period at the landlord's option, the landlord shall give the tenant thirty days' notice before exercising such option.
Nebraska Revised Statute § 76-1475 governs the terms that landlords and tenants in mobile home parks may include in a rental agreement, provided those terms do not conflict with the Mobile Home Landlord and Tenant Act or other applicable law. The statute sets default rules for rent payment—due at the agreed time and place without demand—and establishes that agreements run month-to-month unless a different term is specified in writing. Landlords may require tenants to carry liability insurance naming the landlord as an insured, and cancellation of a rental agreement by either party generally requires at least thirty days' written notice. Notably, a landlord cannot terminate an agreement solely to make a mobile home space available for a different mobile home unless the parties have agreed otherwise in writing.
Plain English — not legal advice.
Under Neb. Rev. Stat. § 76-1475, operators of mobile home parks who put their rental terms in writing have the flexibility to customize agreements—covering rent amounts, lease duration, and other obligations—so long as those terms stay within the bounds of the Mobile Home Landlord and Tenant Act. Compliant operators typically document any liability insurance requirement clearly in the agreement, specifying that the coverage must protect the landlord from tenant or guest negligence. When ending a tenancy, operators generally provide at least thirty days' written notice and are careful not to cite the purpose of re-renting the space to another mobile home as the sole reason for cancellation, since § 76-1475(5) prohibits that unless the parties have agreed otherwise in writing.

Neb. Rev. Stat. § 76-1475 gives mobile home park tenants a baseline set of protections regarding how their rental agreement is structured and how it can be ended. If no written agreement exists, tenants are entitled to pay only the fair rental value for their space, and any month-to-month tenancy can be ended by either party only with at least thirty days' written notice. Tenants who believe a landlord has improperly canceled their agreement—for example, solely to make the space available for another mobile home—may wish to review § 76-1475(5) carefully and consider reaching out to a tenant-rights organization or legal aid office for general information about available options.
