Nebraska Revised Statute § 76-1463 establishes the legal definition of a 'mobile home' for purposes of the state's mobile home statutes. Under this definition, a mobile home is a dwelling built to be towed on its own chassis, capable of connecting to utilities, and intended for year-round use whether or not it sits on a permanent foundation. The definition is broad enough to cover expandable single-unit homes, multi-section units joined together, and manufactured homes as defined elsewhere in Nebraska law.

For Property Managers

Property owners and managers operating mobile home communities in Nebraska should be aware that § 76-1463 sets the foundational definition that determines which dwellings fall under the state's mobile home regulatory framework. A compliant operator generally applies this definition when classifying units on their property, since whether a dwelling qualifies as a 'mobile home' under this section can affect which statutory rights and obligations apply to the tenancy. Operators typically review both § 76-1463 and the manufactured home definition in § 71-4603 when assessing the status of units on their lots.

For Tenants

If you live in a dwelling that may qualify as a mobile home, § 76-1463 is the provision that defines what counts as a mobile home under Nebraska law, which in turn determines whether the state's mobile home landlord-tenant protections apply to your situation. Because the definition includes manufactured homes (as defined in § 71-4603), residents of a wide range of factory-built dwellings may fall within the scope of these protections. Tenants who want to understand whether their home qualifies can consult a tenant-rights organization or legal aid service familiar with Nebraska mobile home law.
