Mich. Comp. Laws § § 554.634
Rental agreement; mandatory statements.
Operative Text
Sec. 4. (1) A rental agreement shall state the name and address at which notice required under this act shall be given to the lessor. (2) A rental agreement shall state in a prominent place in type not smaller than the size of 12-point type, or in legible print with letters not smaller than 1/8 inch, a notice in substantially the following form: "NOTICE: Michigan law establishes rights and obligations for parties to rental agreements. This agreement is required to comply with the Truth in Renting Act. If you have a question about the interpretation or legality of a provision of this agreement, you may want to seek assistance from a lawyer or other qualified person."
Michigan's Truth in Renting Act, MCL § 554.634, requires every residential rental agreement to include two specific disclosures: the name and address where the landlord can be formally notified, and a standardized notice—printed in at least 12-point type or letters no smaller than 1/8 inch—informing parties that Michigan law governs their rights and obligations and that legal assistance is available for questions about the agreement. The notice must appear prominently and follow the statutory language closely. This rule is designed to ensure that both landlords and tenants are aware of the legal framework surrounding their rental relationship from the outset.
Plain English — not legal advice.
Operators subject to MCL § 554.634 generally ensure that every written rental agreement clearly identifies the name and address where official notices should be sent to the landlord. Compliant agreements also include the required statutory notice in a prominent location, formatted in type no smaller than 12-point or with letters at least 1/8 inch tall, using language that substantially matches the form set out in the statute. Reviewing lease templates against the exact requirements of § 554.634 before use is a common practice among property managers seeking to maintain compliance.

Under MCL § 554.634, tenants have the right to receive a rental agreement that prominently discloses where to send formal notices to the landlord and includes the standardized Truth in Renting Act notice in legible, adequately sized print. If a rental agreement appears to be missing these disclosures, tenants may consider consulting a tenant-rights organization or legal aid office familiar with Michigan's Truth in Renting Act for guidance on what options may be available. Tenants can also contact the Michigan State Housing Development Authority or a qualified attorney to better understand how a non-compliant agreement might affect their rights under § 554.634.
