Monthly inspections are required when equipment is in use, and any defects discovered must be addressed immediately by removal, disabling, or repair. Under R 125.1705, compliant manufactured housing community operators maintain playgrounds and recreational areas free of hazards and ensure all equipment meets ASTM F1487-05 standards. Operators or their authorized representatives conduct documented inspections at least once per calendar month during periods of active equipment use, promptly removing, disabling, or repairing any defective equipment. A written log capturing the inspection date, any defects noted, the correction date, and the inspector's name is kept on file at the community office and retained in line with R 125.2007.

R 125.1705 gives residents of Michigan manufactured housing communities the assurance that playground and recreational equipment must meet recognized safety standards and be inspected monthly while in use. If playground equipment appears hazardous or defective, tenants can ask community management to produce the written inspection records that R 125.1705 requires to be kept on file. Residents who believe a community is not meeting these obligations may contact the Michigan Department of Licensing and Regulatory Affairs or reach out to a local tenant-rights organization to understand available options.
