Maryland Code § 8A-801 establishes ongoing obligations for mobile home park owners regarding the physical condition and accessibility of their parks. Park owners must maintain leased sites, permanent fixtures, common areas, and utility services in good repair, and must keep common areas clean, safe, and accessible to residents at reasonable times. The provision also prohibits park owners, operators, and their agents or employees from denying any person access to park accommodations or leases based on race, creed, color, sex, sexual orientation, gender identity, or national origin.
Plain English — not legal advice.
Under Md. Code Ann., Real Prop. § 8A-801, compliant mobile home park operators routinely inspect and maintain leased sites, permanent fixtures, common areas, and utility services to ensure they remain in good repair, safe, and clean. Operators also ensure that common areas remain accessible to residents at reasonable times without encroaching on any individual resident's leased site. Additionally, operators and their staff apply consistent, non-discriminatory practices when offering accommodations, facilities, and leases, avoiding any distinctions based on the protected characteristics enumerated in § 8A-801(b).

Maryland Code § 8A-801 gives mobile home park residents the right to a well-maintained leased site, functional utilities, clean and safe common areas, and reasonable access to those common areas. Residents also have the right to be free from discrimination in the offering of park accommodations or leases based on race, creed, color, sex, sexual orientation, gender identity, or national origin. Tenants who believe these standards are not being met may document conditions, raise violations as a defense in relevant proceedings, file a complaint with an appropriate state or local housing agency, or consult a tenant-rights organization for information about available remedies under § 8A-801.
