Me. Rev. Stat. tit. 14, §§ 6021–6030-K § 6022
Receipts for rent payments and security deposits
Operative Text
1. Rent receipts required. A landlord or his agent shall provide a written receipt, as required in subsection 2 , for each rental payment and each security deposit payment received partially or fully in cash from any tenant. This receipt shall be delivered to the tenant at the time the cash payment is accepted. If either the rent or security deposit is accepted in more than one installment instead of a single payment, a separate receipt shall be provided for each payment. If the payment for rent and security deposit is received at the same time, a separate receipt, properly identified in accordance with subsection 2 , shall be issued each for the rental payment and for the security deposit. 2. Minimum information. The information contained in each receipt shall include, but is not limited to, the following: The date of the payment; the amount paid; the name of the party for whom the payment is made; the period for which the payment is being made; a statement that the payment is either for rent or for security deposit; the signature of the person receiving the payment; and the name of that person printed in a legible manner. A rent card retained by the tenant and containing the aforementioned information shall satisfy the requirements of this section. 3. Exemption. This section shall not apply to any tenancy for a dwelling unit which is part of a structure containing no more than 5 dwelling units, one of which is occupied by the landlord.
Under 14 M.R.S. §§ 6021–6022, Maine landlords are required to issue a written receipt whenever a tenant pays rent or a security deposit fully or partially in cash. Each receipt must capture specific details—including the payment date, amount, the period covered, whether the payment is for rent or a security deposit, and the signature of the person receiving the funds. The rule does not apply to small owner-occupied buildings of five or fewer units where the landlord lives in one of those units.

Operators subject to 14 M.R.S. §§ 6021–6022 generally maintain a practice of issuing a separate, signed written receipt at the moment any cash payment is accepted—whether for rent, a security deposit, or both received simultaneously. Each receipt should include all minimum fields listed in subsection 2, such as the payment date, amount, the payer's name, the period covered, and a clear designation of whether the payment is rent or a security deposit. Landlords who occupy one unit in a building of five or fewer total units are exempt from this requirement under subsection 3.

Under 14 M.R.S. §§ 6021–6022, tenants who pay rent or a security deposit in cash are entitled to a written receipt at the time of payment, provided the building is not a small owner-occupied property of five or fewer units. If a receipt is not provided as required, tenants may document the missing receipt, retain any related records, and explore options such as contacting a Maine tenant-rights organization or raising the landlord's noncompliance in a relevant legal proceeding. A rent card kept by the tenant that contains all the information listed in subsection 2 can itself satisfy the receipt requirement.
