Plain English

Under Louisiana Civil Code Art. 2720, a lease that specifies a fixed end date automatically terminates when that date arrives — no notice from either party is required to bring it to a close. The only exceptions arise if the lease is reconducted (informally renewed by the parties' conduct) or formally extended under the rules set out in the articles that follow Art. 2720.

For Property Managers

Art. 2720 means that operators of fixed-term leases in Louisiana generally do not need to serve a termination notice when the agreed end date arrives, because the lease ends by operation of law. Compliant property managers nonetheless keep clear records of lease end dates and monitor whether tenant behavior or their own actions might trigger reconduction under the articles that follow Art. 2720, which could inadvertently extend the tenancy.

For Tenants

Art. 2720 establishes that a fixed-term lease ends automatically on its expiration date without any notice being required from the landlord. Tenants should be aware that continuing to occupy the unit — or a landlord continuing to accept rent — after that date may trigger reconduction rules under the articles following Art. 2720, potentially altering the terms of occupancy. Tenant-rights organizations in Louisiana can help explain how those reconduction provisions may apply in a given situation.
