Iowa Code ch. 562B § 562B.27A
Method of service of notice on tenant
Operative Text
1. A landlord’s written notice of termination to the tenant required under section 562B.10, subsection 5, a notice of termination required under section 562B.25, a notice of termination and notice to quit required under section 562B.25A, or a notice to quit required by section 648.3, shall be served upon the tenant according to one or more of the following methods: a. Delivery evidenced by an acknowledgment of delivery that is signed and dated by a resident of the dwelling unit who is at least eighteen years of age. Delivery under this paragraph shall be deemed to provide notice to all tenants of the dwelling unit. b. Personal service pursuant to rule of civil procedure 1.305, Iowa court rules, for the personal service of original notice. c. Posting on the primary entrance door of the dwelling unit and mailing by both regular mail and certified mail, as defined in section 618.15, to the address of the dwelling unit or to the tenant’s last known address, if different from the address of the dwelling unit. A notice posted according to this paragraph shall be posted within the applicable time period for serving notice and shall include the date the notice was posted. 2. Notice served by mail under this section is deemed completed four days after the notice is deposited in the mail and postmarked for delivery, whether or not the recipient signs a receipt for the notice.
Iowa Code § 562B.27A establishes the specific methods a landlord must use when delivering written termination or quit notices to a tenant in a manufactured or mobile home tenancy. Valid delivery can occur through a signed acknowledgment from an adult resident of the unit, through formal personal service under Iowa civil procedure rules, or through a combination of door-posting and dual mailing (both regular and certified mail). When mail is used, the notice is legally considered received four days after it is postmarked, regardless of whether the tenant actually signs for or collects it.
Plain English — not legal advice.
Operators managing manufactured or mobile home lots in Iowa must follow the specific delivery methods outlined in § 562B.27A when serving termination or quit notices — informal delivery methods not listed in the statute are not sufficient. A compliant operator typically chooses one or more of the three approved methods: obtaining a signed acknowledgment from an adult resident, using formal civil-procedure personal service, or posting on the primary entrance door while simultaneously sending both regular and certified mail. When the posting-and-mail method is used, compliant operators include the posting date on the notice itself and retain documentation of both mailings, since the four-day mail-completion rule under § 562B.27A begins running from the postmark date.

Under § 562B.27A, Iowa tenants in manufactured or mobile home communities have the right to receive termination or quit notices only through the specific delivery methods the statute authorizes — a notice delivered by an unapproved method may not be legally effective. If a tenant believes a notice was not properly served, that procedural defect can potentially be raised as a defense in an eviction or related proceeding. Tenants who have questions about whether a notice they received complies with § 562B.27A may benefit from contacting a local tenant-rights organization or Iowa Legal Aid for general information about their options.
