Iowa Code ch. 562B § 562B.18
Tenant to maintain mobile home space — notice of vacating
Operative Text
A tenant shall maintain the mobile home space in as good a condition as when the tenant took possession and shall: 1. Comply with all obligations primarily imposed upon tenants by applicable provisions of city, county and state codes materially affecting health and safety. 2. Keep that part of the manufactured home community or mobile home park that the tenant occupies and uses reasonably clean and safe. 3. Dispose from the tenant’s mobile home space all rubbish, garbage and other waste in a clean and safe manner. 4. Not deliberately or negligently destroy, deface, damage, impair or remove any part of the manufactured home community or mobile home park or knowingly permit any person to do so. 5. Act and require other persons in the manufactured home community or mobile home park with the tenant’s consent to act in a manner that will not disturb the tenant’s neighbors’ peaceful enjoyment of the manufactured home community or mobile home park. 6. Maintain in good and safe working order all utility lines, pipes, and cables extending from the mobile home to outlets provided by the landlord for electric, water, sewer, and other services. This subsection shall not apply to a tenant who does not own the mobile home.
Iowa Code § 562B.18 establishes a set of ongoing maintenance and conduct obligations for tenants occupying a mobile home or manufactured home community space. The rule requires that tenants keep their space in the same general condition as when they moved in, manage waste properly, avoid damaging shared community property, and refrain from disturbing neighbors. Tenants who own their mobile home are also responsible for keeping utility lines, pipes, and cables connecting the home to landlord-provided outlets in good and safe working order.
Plain English — not legal advice.
Under Iowa Code § 562B.18, compliant operators of manufactured home communities typically document the condition of each space at the time a tenant takes possession, creating a clear baseline for comparison at move-out. Landlords generally conduct periodic inspections to verify that spaces are kept clean, waste is properly disposed of, and utility connections are maintained by tenant-owners. Keeping thorough written records of any observed violations and communications with tenants about those conditions is a common practice among operators seeking to enforce these standards consistently.

Iowa Code § 562B.18 outlines the maintenance and conduct standards tenants in mobile home and manufactured home communities are expected to meet, including keeping the space clean, disposing of waste properly, avoiding damage to community property, and not disturbing neighbors. Tenants who own their mobile home also bear responsibility for the utility lines and connections running from their home to the landlord's outlets. Tenants who believe a landlord is improperly citing this provision against them, or who have questions about how these obligations interact with their rights, may find it useful to consult a tenant-rights organization or Iowa Legal Aid for general information about available options.
