Such effective date shall not be sooner than the expiration date of the original rental agreement or any renewal or extension thereof.
Iowa Code § 562B.14 governs the disclosure and documentation requirements that apply when renting a mobile home or manufactured home community space. Before or at the time a rental agreement is entered, the landlord must provide the tenant with written identification of the property manager and the owner (or their authorized representative) for purposes such as receiving legal notices. If a written rental agreement exists, both parties must exchange fully signed copies within ten days of execution, and the landlord must also provide a written explanation of utility rates and charges before the agreement is signed. Rent increases require at least 90 days' written notice to tenants, and that effective date cannot fall before the current agreement or any renewal expires.
Plain English — not legal advice.
Under Iowa Code § 562B.14, compliant operators of manufactured home communities and mobile home parks provide tenants with written disclosure of the property manager's name and address and the owner's (or authorized agent's) name and address before or at lease signing. They also furnish a written utility rate explanation prior to signing, deliver a fully executed copy of any written rental agreement to the tenant within ten days, and keep all disclosed information current—refurnishing it upon tenant request and ensuring successor owners or managers are bound by the same obligations. Rent increases are communicated in writing at least 90 days before the effective date, which cannot precede the expiration of the existing agreement or any renewal.

Iowa Code § 562B.14 gives mobile home and manufactured home community tenants the right to receive written identification of the property manager and owner before or at lease signing, a written explanation of utility rates before signing, and a fully executed copy of any written rental agreement within ten days of execution. If a landlord fails to provide required disclosures, the law deems that person an agent of the landlord for purposes of receiving legal notices and performing landlord obligations—a status that can be relevant if a tenant needs to serve process or deliver formal demands. Tenants who believe these rights have been violated may wish to consult a tenant-rights organization, review complaint options with Iowa's relevant housing authorities, or explore whether noncompliance constitutes a material breach of the rental agreement under § 562B.14.
