For Property Managers

Operators of mobile home communities in Indiana who provide a community building must ensure that facility complies with every requirement of 410 IAC 6-6 § 410-6-6-6 before and during its use. Compliant operators typically obtain plan approval from both the state department and the department of fire and building services prior to construction, verify that lighting meets the 40-foot-candle minimums in laundry and toilet areas, confirm hot water temperatures reach at least 120°F at laundry fixtures, and keep the building at least 15 feet from any home on the property. Ongoing maintenance obligations include keeping exterior openings screened during insect-prevalent periods and maintaining the entire building in a clean and sanitary condition at all times.

For Tenants

Residents of Indiana mobile home communities have an interest in knowing that 410 IAC 6-6 § 410-6-6-6 sets enforceable standards for any community building their landlord provides, covering lighting, hot water temperature, screening, sewer connections, setback distances, and general sanitation. If a community building appears to fall short of these standards—such as inadequate lighting, insufficient hot water, or poor sanitation—tenants may document the conditions and consider reporting concerns to the Indiana State Department of Health or the local code enforcement authority. Tenant-rights organizations and legal aid services can help residents understand what remedies or complaint processes may be available under this provision.
