Under Ga. Comp. R. & Regs. ch. 186-1 § 186-1-.04, Georgia's fair housing rules establish a formal process for reporting alleged unlawful housing discrimination. A complaint must be submitted in writing, signed, and filed within 180 days of the alleged discriminatory act. The complaint must include identifying information for both the person filing and the respondent, a description of the specific harm suffered, and a statement explaining which protected characteristic—such as race, color, sex, religion, national origin, handicap, age, or retaliation—forms the basis of the claim.

Property owners and managers subject to Georgia's fair housing rules should be aware that under Ga. Comp. R. & Regs. ch. 186-1 § 186-1-.04, any individual who believes they have experienced unlawful discrimination may file a formal complaint with the Administrator within 180 days of the alleged incident. Compliant operators generally maintain clear, consistent, and documented policies for all housing decisions to demonstrate that their practices are free from discriminatory intent or effect. Keeping thorough records of communications, applications, and decisions related to tenants and applicants is a common practice among operators who seek to respond effectively if a complaint is filed naming them as a respondent.

Ga. Comp. R. & Regs. ch. 186-1 § 186-1-.04 gives individuals who believe they have experienced unlawful housing discrimination—or someone acting on their behalf—the right to file a formal written complaint with the Administrator. The complaint must be filed within 180 days of the alleged discriminatory act and must detail the time, place, and facts of the incident, including the specific harm suffered and the protected characteristic involved. Tenants who believe their rights have been violated may consider reaching out to a local tenant-rights organization or fair housing agency to better understand the complaint process and what information to gather.
