Under Ga. Comp. R. & Regs. ch. 110-11-1 § 110-11-1-.02, the Georgia Board of Community Affairs has officially adopted a set of five SBCCI Standard Codes — covering building, gas, mechanical, plumbing, and fire prevention — as the Georgia State Minimum Standard Codes. Each code is the 1994 edition of the relevant SBCCI standard, as modified by 1995 Georgia Amendments. These codes establish the baseline technical requirements that apply statewide for construction, installation, and fire safety in buildings across Georgia.

For Property Managers

Property owners and managers operating in Georgia should be aware that § 110-11-1-.02 establishes the minimum statewide standards for building, gas, mechanical, plumbing, and fire prevention systems. Compliant operators generally ensure that any construction, renovation, or system installation on their properties meets or exceeds the requirements set out in the adopted SBCCI 1994 codes with 1995 Georgia Amendments. Local jurisdictions may adopt additional or more stringent requirements, so operators typically verify applicable local amendments alongside these state minimums.

For Tenants

Section 110-11-1-.02 sets the floor for how residential buildings in Georgia must be constructed and maintained with respect to building structure, gas systems, mechanical systems, plumbing, and fire prevention. Tenants who believe their housing falls short of these minimum standards may have grounds to raise those concerns with local building or code enforcement authorities. Tenant-rights organizations can help residents understand how these baseline codes interact with their specific housing conditions and what complaint or reporting options may be available.
