For Property Managers

Under Fla. Admin. Code R. 61G20-1.001, property owners and managers undertaking construction, renovation, or repair work in Florida are generally expected to ensure their projects conform to the Florida Building Code, 8th Edition (2023), including all commission-approved updates. Compliant operators typically verify which amendment cycle applies to their permit applications and confirm that contractors and plans reflect the current adopted standards. The code itself can be reviewed in person at the Department of Business and Professional Regulation's Office of Codes & Standards in Tallahassee.

For Tenants

Fla. Admin. Code R. 61G20-1.001 establishes the Florida Building Code, 8th Edition (2023), as the legal baseline for construction quality and safety standards that apply to residential buildings statewide. Tenants who have concerns about whether construction or renovation work in their building meets code requirements may contact local building departments, which are responsible for inspections and enforcement under the adopted code. Tenant-rights organizations can also help residents understand how building code compliance intersects with habitability rights and what complaint avenues may be available.
