Conn. Gen. Stat. § 21 § 21-76a
Penalty.
Operative Text
(a) Any person violating any provision of this chapter or the regulations adopted thereunder shall be fined not more than one hundred dollars for each offense. (b) Nothing in this chapter shall affect the rights of any party under chapter 735a.
Under Conn. Gen. Stat. § 21-76a, anyone who violates the provisions of this chapter or its associated regulations may be fined up to $100 for each separate offense. Importantly, this penalty provision does not eliminate or limit any rights that parties may have under Connecticut's landlord-tenant statutes found in chapter 735a. The two sets of rules operate independently of one another.

Conn. Gen. Stat. § 21-76a establishes that operators who fail to comply with the requirements of this chapter face a fine of up to $100 per offense. Compliant property managers typically maintain thorough records of their practices to demonstrate adherence to each applicable provision and its implementing regulations. Awareness of this penalty structure, alongside the separate rights preserved under chapter 735a, is part of sound property management practice.

Conn. Gen. Stat. § 21-76a makes clear that violations of this chapter can result in fines of up to $100 per offense against the violating party. Equally significant, the provision explicitly preserves any rights tenants hold under chapter 735a, meaning those remedies remain available regardless of whether a fine is imposed here. Tenants who believe a violation has occurred may wish to consult a tenant-rights organization or legal aid provider to understand which enforcement paths may be available to them.
