For Property Managers

Under Colo. Rev. Stat. § 38-12-1104, landlords of mobile home parks are expected to post the Division of Housing's required notice in a clearly visible location in common areas — such as a community hall or recreation hall — and to keep that posting current. The Division distributes educational materials to all known landlords and can enforce a penalty if it discovers that a required notice has not been properly posted. Compliant operators generally maintain familiarity with the Division's toll-free number and website, which serve as the primary channels for information and complaint communication under the program.

For Tenants

Colo. Rev. Stat. § 38-12-1104 gives mobile home park residents and home owners access to a formal dispute resolution and enforcement program run by Colorado's Division of Housing, which is empowered to investigate complaints, negotiate disputes, determine violations, and award damages. Residents can file complaints directly with the Division using the toll-free telephone number or website that landlords are required to post in common areas of the park. Those seeking to understand their rights under the Mobile Home Park Act may also request educational materials from the Division or consult a tenant-rights organization familiar with Colorado mobile home park law.
