Alaska Stat. § 34.03. § 34.03.080
Disclosure
Operative Text
(a) The landlord or a person authorized to enter into a rental agreement on behalf of the landlord shall disclose to the tenant in writing at or before the commencement of the tenancy the name and address of (1) the person authorized to manage the premises; and (2) an owner of the premises or a person authorized to act for and on behalf of the owner for the purpose of service of process and for the purpose of receiving and receipting for notices and demands. (b) The information required to be furnished by this section shall be kept current and this section extends to and is enforceable against any successor landlord, owner, or manager. (c) A person who fails to comply with (a) of this section becomes an agent of each person who is a landlord for the purpose of (1) service of process and receiving and receipting for notices and demands; and (2) performing the obligations of the landlord under this chapter and under the rental agreement and expending or making available for the purpose all rent collected from the premises. (d) A mobile home park operator shall disclose fully in writing all capital improvements that will be required to be made by the tenant including but not limited to skirting or utility hook-ups, before entering into a rental agreement.
Alaska Statute AS 34.03 § 34.03.080 requires that before or at the start of a tenancy, a landlord or their authorized representative must provide the tenant with written notice identifying the property manager and an owner or authorized agent who can receive legal notices and service of process. This contact information must be kept up to date and applies to any new owner or manager who takes over the property. If the required disclosure is not made, the person who failed to disclose automatically becomes the landlord's legal agent for receiving notices and fulfilling landlord obligations—including applying collected rent toward those obligations. Mobile home park operators face an additional requirement to fully disclose in writing any capital improvements the tenant will be required to make before the rental agreement is signed.
Plain English — not legal advice.
Under AS 34.03 § 34.03.080, compliant property owners and managers typically provide new tenants with a written disclosure—at or before move-in—that names the property manager and identifies an owner or authorized agent with a current mailing address for legal notices. Operators update this information whenever management or ownership changes, ensuring successors are also bound by the same obligation. Mobile home park operators additionally document and disclose all required capital improvements, such as skirting or utility hook-ups, before any rental agreement is executed.
General guidance for property managers — not legal advice for your specific situation. Consult an attorney for advice on your case.
AS 34.03 § 34.03.080 gives tenants the right to receive written contact information for the property manager and an owner or authorized agent before or at the start of their tenancy. If a landlord or their representative fails to provide this disclosure, that person is treated by law as the landlord's agent—meaning they can be held responsible for landlord duties and for applying rent money toward those duties. Tenants who believe this disclosure was not provided may raise the violation in relevant legal proceedings, consult a tenant-rights organization familiar with Alaska law, or contact the appropriate local or state housing authority for guidance.
