Alabama Administrative Code r. 535-X-14 § 535-X-14-.04 establishes training requirements for individuals seeking or holding a salesperson license under the Commission's oversight. Applicants must complete an approved course of instruction before obtaining a license, and the Commission must offer that course at least four times per year. Certified salespersons must renew their training every two years through a Commission-approved refresher course, though those who exclusively sell commercial modular buildings may request a narrower, modular-specific training track instead.

For Property Managers

Property managers and operators who employ or work with licensed salespersons under Ala. Admin. Code r. 535-X-14 § 535-X-14-.04 generally keep track of each salesperson's training cycle to ensure initial course completion before licensure and refresher course completion every two years. Operators whose sales staff deal exclusively in commercial modular buildings are aware that those individuals may submit a written request to the Commission for an exception allowing modular-specific training in lieu of the standard curriculum. Maintaining organized records of course completions and Commission approvals is a common practice among compliant operations.

For Tenants

While Ala. Admin. Code r. 535-X-14 § 535-X-14-.04 primarily governs the training obligations of salespersons and license applicants, consumers interacting with manufactured or modular building salespersons can be aware that the Commission requires those professionals to meet ongoing education standards. If a consumer has concerns about whether a salesperson is properly licensed or has met training requirements, they may contact the Alabama Real Estate Commission directly to verify credentials. Tenant-rights organizations and housing counselors can also help individuals understand what licensing standards apply to the salesperson they are working with.
