Yonkers, N.Y., Code of Ordinances ch. 58 § 58-10
Tents, trailers and mobile homes
Operative Text
No person shall use or propose to use a tent, trailer or mobile home as living quarters or as a meeting place without first having applied for and received permission, in writing, from the Commissioner. When reviewing such a request, the Commissioner shall apply the standards set forth in Article 27 of the Labor Law, if appropriate. Otherwise, the Commissioner shall assure that such use is commenced after adequate and reasonable steps are taken to assure safe and sanitary occupation.
Yonkers, N.Y., Code of Ordinances ch. 58 § 58-10 prohibits anyone from using or planning to use a tent, trailer, or mobile home as a living space or gathering place unless they have first obtained written permission from the Commissioner. When evaluating such requests, the Commissioner is directed to apply the standards found in Article 27 of New York's Labor Law where applicable, and in all other cases must ensure that the proposed use meets adequate safety and sanitary conditions before it begins. The rule applies to both residential and meeting-place uses of these structures.
Plain English — not legal advice.
Property owners and managers operating in Yonkers should be aware that under ch. 58 § 58-10, placing a tent, trailer, or mobile home on a property for use as living quarters or a meeting place requires advance written approval from the Commissioner — not merely notification after the fact. Compliant operators typically document their application, await written authorization, and confirm that any applicable Labor Law Article 27 standards or other safety and sanitation requirements have been addressed before allowing occupancy. Proceeding without that written permission exposes an operator to potential code violations regardless of the structure's condition.

Under Yonkers, N.Y., Code of Ordinances ch. 58 § 58-10, tenants living in a tent, trailer, or mobile home have a right to know that such an arrangement is only lawful if the property owner or manager obtained prior written permission from the Commissioner. If that permission was never secured, or if the Commissioner's safety and sanitation standards were not met before occupancy began, a tenant may have grounds to raise a code violation — options can include filing a complaint with the appropriate municipal code enforcement office or consulting a local tenant-rights organization to understand available remedies. Documenting the living conditions and any communications with the landlord can be useful when exploring these paths.
