For Property Managers

Operators of mobile home courts in Oswego are expected to conduct regular inspections and upkeep consistent with § 149-61 to stay in compliance. Compliant operators typically schedule routine pest control using industry-standard methods, keep open areas clear of heavy undergrowth and noxious weeds, apply protective coatings to exterior wood surfaces before deterioration sets in, and maintain adequate garbage collection and disposal systems. Keeping documented records of maintenance activities — such as extermination logs, painting schedules, and refuse service contracts — reflects the kind of ongoing diligence this provision contemplates.

For Tenants

Under § 149-61 of Oswego's Code of Ordinances, residents of mobile home courts have an interest in premises that are free from physical hazards, pest infestations, overgrown vegetation, and inadequate refuse facilities. If conditions in a mobile home court appear to fall short of these standards, tenants may consider contacting Oswego's local code enforcement office to request an inspection. Tenant-rights organizations familiar with local housing codes can also help residents understand what options may be available when maintenance concerns arise.
