Oneida, N.Y., Code of Ordinances ch. 77 § 77-64 establishes comprehensive standards for ventilating systems in buildings, covering installation, maintenance, and fire safety. The rule requires that ventilation systems be designed and kept in a way that limits the spread of heat, flame, and smoke, and that ducts, filters, and enclosures meet specific clearance and fire-stopping requirements. It also prohibits exhaust air from dwelling units or odor-producing spaces from being recirculated to other occupied areas of the same building, and mandates that spaces where hazardous gases or vapors may accumulate have adequate ventilation to remove them.

For Property Managers

Property owners and managers operating under Oneida, N.Y., Code of Ordinances ch. 77 § 77-64 generally ensure that all ventilating system components—including ducts, filters, and enclosures—are properly installed, securely fastened, fire-stopped, and regularly maintained. Compliant operators verify that ducts passing through combustible construction maintain the required clearances or are insulated with noncombustible material, and that stairways, shafts, hoistways, and attics are never used as plenum chambers. Routine inspections of filters and exhaust pathways help confirm that exhaust air from dwelling units or odor-producing spaces is not recirculated into other occupied areas of the building.

For Tenants
