Jamestown, N.Y., Code of Ordinances ch. 215 § 215-25
Smoke detectors
Operative Text
An approved single-station smoke detector continuously powered by the house electrical service shall be installed in an approved manner in every living unit within a building containing three or more separate dwelling units. In one- and two-family dwellings a battery-operated or electric smoke detector shall be installed in an approved manner near each sleeping area. When activated, the detector shall initiate an alarm which is audible in the sleeping rooms of each unit. This individual-station smoke detector shall be in addition to any sprinkler system or other detection system that may be installed in the building.
Section 215-25 of Jamestown's Code of Ordinances establishes smoke detector requirements that vary by building type. In buildings with three or more dwelling units, each unit must have a hardwired, electrically powered smoke detector installed in an approved manner. In one- and two-family homes, a battery-operated or electric detector must be placed near each sleeping area, and any detector that activates must produce an alarm loud enough to be heard in the sleeping rooms of that unit. These individual detectors are required regardless of whether the building also has a sprinkler or other fire detection system.

Operators of rental properties in Jamestown should be familiar with § 215-25, which sets distinct installation standards depending on the number of units in a building. In properties with three or more dwelling units, compliant operators ensure that each living unit contains a continuously powered, hardwired smoke detector installed according to approved methods. In one- and two-family rental properties, compliant operators place battery-operated or electric detectors near every sleeping area and verify that the alarm signal is audible within the sleeping rooms of each unit, keeping these detectors in place even when a sprinkler or broader detection system is also present.
