For Property Managers

Operators of residential buildings in Glen Cove should ensure that all public spaces—including lobbies, lounges, meeting rooms, and recreation areas—meet the structural and environmental standards set out in § 168-13. A compliant building maintains a minimum ceiling height of seven feet six inches in these areas and provides appropriate electric lighting calibrated to each space's function. Ventilation systems, whether natural or mechanical, are kept in conformance with the applicable standards referenced in § 168-13B(3), and records of inspections or maintenance are generally kept on file.

For Tenants

Section 168-13 establishes baseline standards for the public spaces in your building, including minimum ceiling heights, adequate lighting, and proper ventilation. If a lobby, lounge, meeting room, or similar shared area appears to fall short of these requirements—such as inadequate lighting or poor air circulation—tenants may document the conditions and report concerns to the Glen Cove building or housing department. Tenant-rights organizations can help residents understand what remedies or complaint processes may be available under local code enforcement procedures.
