Glen Cove Code ch. 168 § 168-11 establishes a set of prohibited uses within residential and lodging spaces. Among the restrictions, kitchens, cellars, and non-habitable or public spaces may not be used for sleeping, and meal preparation is barred in hotel, lodging, and dormitory units as well as in designated bedrooms and attics. Home occupations within dwelling, hotel, lodging, and dormitory units are subject to strict limits on the number of simultaneous pupils, the share of floor area devoted to the business, and the types of nuisance effects they may produce.

For Property Managers

Operators and property managers subject to Glen Cove Code ch. 168 § 168-11 generally ensure that unit configurations do not allow tenants to use cellars, kitchens, or non-habitable spaces as sleeping areas. Compliant operators also verify that any home occupation conducted in a unit stays within the 25% floor-area cap (and never exceeds 500 square feet), limits music instruction to one pupil at a time, and does not generate noise, odors, or other objectionable conditions. Mixed-occupancy building owners typically confirm that the non-residential portion of the structure does not carry a high-hazard classification before permitting residential use of the same building.

For Tenants

Section 168-11 of the Glen Cove Code defines spaces and activities that are off-limits in residential and lodging units, which can affect how a unit is lawfully configured and used. Tenants who believe a landlord is requiring or permitting prohibited uses—such as sleeping in a cellar or kitchen—may raise the violation as a defense in relevant proceedings or file a complaint with the appropriate local code enforcement authority. Tenant-rights organizations familiar with Glen Cove's housing code can help residents understand what options are generally available when a unit does not conform to the standards set out in ch. 168 § 168-11.
