Section 475-30 of Fulton, N.Y.'s Code of Ordinances establishes structural fire-safety standards for residential buildings. Walls and ceilings must be kept free of cracks or openings that could allow flames or excessive heat to reach concealed spaces. In buildings that mix residential and nonresidential uses, approved fire separations are required between those areas, and garages that are part of or attached to a residential building must be separated from the rest of the structure in a way that blocks both fire spread and the migration of flammable or toxic vapors.

For Property Managers

Operators of residential properties in Fulton, N.Y. subject to § 475-30 generally conduct routine inspections of walls and ceilings to identify and repair any cracks or gaps that could compromise fire containment. In mixed-use buildings, compliant operators ensure that code-approved fire separations are installed and maintained between residential and nonresidential areas. Where a garage is attached to or part of a residential structure, property managers typically verify that approved fire separations are in place and functioning to block both fire and hazardous vapors from reaching living spaces.
