For Property Managers

Under § 215-29, compliant property operators ensure that all electrical wiring and equipment is installed to accepted standards, firmly secured, and kept free of hazards throughout the life of the tenancy. Operators typically verify that overcurrent protection devices and service equipment are accessible, that wiring in damp or high-temperature areas uses approved materials, and that arc- or spark-producing equipment is properly enclosed or isolated. Routine inspections and prompt remediation of any electrical deficiencies are hallmarks of ongoing compliance with this provision.

For Tenants

Section 215-29 gives tenants a basis to expect that their residential unit's electrical systems are safe, properly grounded, protected against overcurrent, and capable of providing adequate lighting. If electrical wiring or equipment appears hazardous, unsecured, or inadequate, tenants may report the condition to the City of Cohoes code enforcement office, which has authority to inspect and require corrections. Tenant-rights organizations can also help residents understand how an unresolved electrical violation under this provision might be raised in housing or other proceedings.
