For Property Managers

Under Auburn, N.Y., Code of Ordinances ch. 182 § 182-41, compliant property operators keep all elevator, dumbwaiter, and escalator equipment in safe working order and ensure that capacity signs—including pound ratings and passenger limits—are durably posted inside each car. Machine rooms are kept free of oil, grease, flammable liquids, and unrelated stored materials, while hoistways and pits are cleared of rubbish and debris on a regular basis. Safety and electrical protective devices are kept fully operational at all times, with any downtime limited strictly to scheduled tests, inspections, or active repairs.

For Tenants

Auburn, N.Y., Code of Ordinances ch. 182 § 182-41 gives residents of multiple dwellings the right to expect that elevators, dumbwaiters, and escalators are safely maintained, properly signed, and equipped with working emergency signals. If a tenant observes missing capacity signs, inoperative safety devices, debris in hoistways, or fire hazards in machine rooms, these conditions may constitute violations of this provision. Tenants can document such conditions and report them to the local code enforcement or building inspection office, or consult a tenant-rights organization to understand available options.
