For Property Managers

Operators of residential properties in Auburn should conduct regular inspections to verify compliance with § 182-21's interior protection requirements. This means checking that structural members show no signs of deterioration, that attics and crawl spaces have adequate ventilation, that chimneys and flues remain smoketight, and that all floors in wet-use rooms are watertight and free of holes, cracks, or tears. Kitchen flooring in particular must be a hard, nonporous material suitable for mopping and scrubbing, though moisture-resistant carpeting may qualify if it meets the provision's criteria.

For Tenants

Under Auburn, N.Y., Code of Ordinances ch. 182 § 182-21, tenants have a right to interior conditions that meet these structural and maintenance standards, including safe floors, sound ceilings and walls, and properly maintained chimneys. If conditions such as deteriorating floors, cracked or leaking bathroom surfaces, or unsafe stairways are present, tenants may report these concerns to the appropriate Auburn code enforcement office. Tenant-rights organizations can help residents understand how § 182-21 violations may be raised in housing proceedings or used to support a complaint.
