Under Omaha, Neb., Code of Ordinances ch. 48, art. II § 48-207, when a rental property is registered, the code official provides the owner and manager an educational packet covering tenant rights, common inspection items, frequent code violations, self-inspection guidance, and a sample required sign. Separately, every rental dwelling must display a durable sign—at least 120 square inches—in a conspicuous location listing the owner or manager's phone number and the city code enforcement division's phone number. This provision is designed to keep both property operators and tenants informed about their rights, responsibilities, and how to reach key contacts.

Operators subject to Omaha, Neb., Code of Ordinances ch. 48, art. II § 48-207 generally ensure they collect the educational packet from the code official at registration and distribute the tenant's rights form to each tenant at the start of any lease relationship. Compliant operators also post a durable sign of at least 120 square inches in a conspicuous location in each rental dwelling, displaying both the owner or manager's phone number and the city code enforcement division's phone number. Keeping records of packet receipt, tenant form distribution, and sign installation can help demonstrate ongoing compliance with § 48-207's requirements.
