Under Omaha, Neb., Code of Ordinances ch. 13, art. IV § 13-364, once a fair housing complaint is filed, the director of the relevant city office has up to 100 days to determine whether reasonable cause exists to believe a discriminatory housing practice has occurred or is about to occur. This timeline can be extended if making the determination within 100 days is impracticable or if a conciliation agreement has been approved. If the deadline cannot be met, the director must notify both the person who filed the complaint and the person named in it, in writing, explaining why.

For Property Managers

Property owners and managers named as respondents in a fair housing complaint filed under Omaha, Neb., Code of Ordinances ch. 13, art. IV § 13-364 can generally expect the director to issue a reasonable cause determination within 100 days of the complaint's filing date. Compliant operators typically maintain thorough records of their housing practices so they can respond promptly and accurately to any inquiry during this review period. If the director cannot meet the 100-day window, respondents are entitled to receive written notice explaining the delay.

For Tenants

Tenants who file a fair housing complaint under Omaha, Neb., Code of Ordinances ch. 13, art. IV § 13-364 have a right to receive a reasonable cause determination from the director within 100 days, or a written explanation if that deadline cannot be met. If the 100-day period passes without a determination or written notice, that may be a basis for following up with the relevant city office or consulting a tenant-rights organization familiar with Omaha's fair housing process.
