Lincoln, Neb., Mun. Code ch. 21.56 § 21.56.120
Water Supply
Operative Text
Each mobile home space or trailer space shall be provided a water system that connects each space with the city water supply, and all accessory buildings, appurtenances and community service facilities requiring water shall be connected with the city water supply, if such supply is available. The city water distribution system shall, for the purposes of this chapter, be considered available when a water distribution main is located within 300 feet of any part of the premises on which water is required. If the city system is not available, an approved private water system may be used. The placement of all water mains, water supply piping and water service riser piping shall be installed in compliance with the Lincoln plumbing code. (Ord. 11304 §1; March 24, 1975: prior Ord. 10875 §12; July 30, 1973).
Under Lincoln, Neb., Mun. Code § 21.56.120, every mobile home or trailer space in a park must be connected to the city's water supply system when that system is accessible — defined as having a water distribution main within 300 feet of any part of the property. Community buildings and other facilities that need water must also be connected to the city supply under the same condition. If the city system is not within that distance, an approved private water system may be used instead, and all water piping must meet Lincoln's plumbing code standards.
Plain English — not legal advice.
Operators of mobile home or trailer parks subject to § 21.56.120 generally ensure that each individual space is connected to the Lincoln municipal water supply whenever a city water main runs within 300 feet of the property. Compliant park managers also connect all accessory and community-use buildings to that same supply and verify that all water mains, supply piping, and riser piping are installed in accordance with the Lincoln plumbing code. When the city system falls outside the 300-foot threshold, operators typically document the use of an approved private water system to demonstrate compliance.

Section 21.56.120 of the Lincoln Municipal Code establishes that residents of mobile home or trailer spaces have a right to a water connection tied to the city supply — or a properly approved private system — depending on proximity to a city water main. If a space lacks a functioning, code-compliant water connection, that may constitute a violation of this provision. Tenants who believe their park is not meeting this standard can contact the relevant Lincoln municipal authority, consult a local tenant-rights organization, or review the complaint processes available under Lincoln's municipal code.
