Plain English

Section 17-44 of Bellevue, Nebraska's Code of Ordinances carves out an exemption for travel or sport trailers located in mobile home parks, distinguishing them from mobile homes. Under this provision, travel or sport trailers—defined as portable, chassis-mounted structures no wider than eight feet and no longer than 32 feet, intended for temporary travel or recreational use—are not subject to the annual inspection requirements or the rules and regulations that apply to mobile homes. The distinction turns on the temporary and vehicular nature of these structures rather than their physical location within a mobile home park.

For Property Managers

Operators of mobile home parks in Bellevue should be aware that under § 17-44, travel or sport trailers meeting the defined size and use criteria are treated differently from mobile homes for regulatory purposes. Compliant park operators generally maintain records that distinguish between permanent mobile home residents and those occupying qualifying travel or sport trailers, since the latter are not subject to the same annual inspection regime. Understanding this distinction helps operators apply the correct set of rules to each type of structure on their property.

For Tenants

Residents occupying travel or sport trailers in Bellevue mobile home parks may find that § 17-44 affects which regulations govern their living situation, since these trailers are explicitly exempted from the annual inspection requirements and mobile home rules that apply to other park residents. Tenants in this category may want to confirm whether their unit meets the definition—portable, chassis-built, no wider than eight feet and no longer than 32 feet, used for temporary or recreational purposes—to understand which protections and obligations apply. Those with questions about how this exemption affects their rights can consult a tenant-rights organization or review the broader provisions of Chapter 17 of the Bellevue Code of Ordinances.
