For Property Managers

Property owners and managers operating under Bellevue, Neb., Code of Ordinances ch. 15, art. II § 15-34 generally ensure that all defects cited in a placarding action are fully remediated before seeking reinspection. A compliant operator obtains written approval from the Permits and Inspections Department and waits for the department to officially remove the placard before allowing any occupancy to resume. Operators also take care not to disturb, deface, or remove a posted placard, as doing so is expressly prohibited by this section.

For Tenants

Under Bellevue, Neb., Code of Ordinances ch. 15, art. II § 15-34, tenants have an interest in knowing that a placarded unit cannot lawfully be re-rented or reoccupied until the Permits and Inspections Department has issued written approval and removed the placard itself. If a tenant believes a landlord is attempting to rent or occupy a placarded unit without that official clearance, they may consider contacting the Permits and Inspections Department directly to report the concern.
