Plain English

Section 22-82 of Peru's Chapter 22, Article III establishes that any individual, firm, or corporation that violates the rental residential property article commits an offense subject to a fine ranging from $50.00 to $750.00. Each day a violation continues counts as a separate offense, meaning fines can accumulate over time. However, when the same violation is covered by multiple clauses or sections, the total fine for that person or entity cannot exceed $750.00 for the same offense on the same day.

For Property Managers

Under § 22-82, property owners and management companies are expected to maintain continuous compliance with all provisions of Peru's Article III rental regulations, since each day of non-compliance can be treated as a distinct, separately punishable offense. A compliant operator generally addresses any identified violations promptly to prevent the daily accumulation of fines, which can range from $50.00 to $750.00 per day. Keeping thorough records of corrective actions taken in response to any notice of violation is a practice commonly associated with demonstrating good-faith compliance efforts.

For Tenants

Section 22-82 establishes that landlords who fail to comply with Peru's Article III rental residential property rules are subject to fines of $50.00 to $750.00 per day of violation, which signals that the city treats ongoing non-compliance as a serious matter. Tenants who believe a landlord is violating Article III provisions may have the option of reporting the condition to the appropriate local enforcement authority in Peru, which can initiate the penalty process described in this section. Consulting a local tenant-rights organization can help tenants understand what documentation to gather and what reporting channels are available under § 22-82.
