Olympia Fields — Ch. 6 Art. V Systematic Inspection of Rental Housing § 6-203
Certificate of compliance
Operative Text
(a) Issuance of certificate. After the code official has determined that a rental dwelling is in compliance with all applicable property maintenance laws, ordinances, and regulations, the code official shall issue a certificate of compliance to the owner or person in charge of the rental dwelling. The certificate of compliance shall be valid for one year from the date of its issuance. (b) Certificate required. Subject to the provisions of subsection (c), no owner or person in charge of a rental dwelling may permit the occupancy of the dwelling by any lessee or tenant without having a valid certificate of compliance for the dwelling. (c) Interim occupancy. During the first year of the effective date of this article, any owner or person in charge of a rental dwelling may continue to permit the occupancy of the dwelling by the lessee or tenant until the code official has conducted an inspection of the dwelling.
Under Olympia Fields Ch. 6 Art. V § 6-203, a rental dwelling must hold a valid certificate of compliance—issued by the code official after confirming the property meets all applicable property maintenance laws—before tenants may occupy it. That certificate remains valid for one year from its issuance date and must be renewed to remain current. During the first year after the article took effect, an interim-occupancy allowance permitted existing tenants to remain in place until the code official completed an inspection.
Plain English — not legal advice.
Under § 6-203, compliant rental property operators in Olympia Fields obtain a certificate of compliance from the code official before allowing any new tenant to occupy a unit, and they track the one-year expiration date to ensure timely renewal. The certificate is issued only after the code official confirms the dwelling satisfies all applicable property maintenance laws, ordinances, and regulations. Operators who acquired rental properties during the article's first year of effect were permitted to keep existing tenants in place pending the code official's inspection, but that transitional window has since closed.

Section 6-203 establishes that your rental dwelling is required to hold a valid certificate of compliance before you lawfully occupy it, meaning the property has been inspected and found to meet Olympia Fields property maintenance standards. If you have questions about whether your unit holds a current certificate, you may contact the Olympia Fields code official's office to inquire about the property's inspection and compliance status. Tenants who believe this requirement is not being met may consider raising the issue with local housing authorities or consulting a tenant-rights organization familiar with Olympia Fields municipal code.
