Morton Grove — Ch. 10-11 Condominium Conversion § 10-11-3
TENANCY CONTINUATION, CONDITIONS
Operative Text
Any tenant who was a tenant as of the date of the notice of intent and whose tenancy expires (other than for cause) prior to the expiration of one hundred twenty (120) days from the date on which a copy of the notice of intent was given to the tenant shall have the right to extend his tenancy on the same terms and conditions and for the same rental until the expiration of such one hundred twenty (120) day period by the giving of written notice thereof to the developer within sixty (60) days of the date upon which a copy of the notice of intent was given to the tenant by the developer. Each lessee in a conversion condominium shall be informed by the developer at the time the notice of intent is given as to whether his tenancy will be renewed or terminated upon its expiration if the tenancy is to be renewed, the tenant shall be informed of all charges, rental or otherwise, in connection with the new tenancy and the length of the term of the occupancy proposed in conjunction therewith.
Morton Grove Ch. 10-11 § 10-11-3 establishes that tenants whose leases would otherwise expire before the end of a 120-day protection window—triggered by the developer's notice of intent to convert a building to condominiums—have the right to extend their tenancy on unchanged terms and rent through that full 120-day period. To exercise this right, the tenant must provide written notice to the developer within 60 days of receiving the notice of intent. Additionally, the provision requires that at the time the notice of intent is delivered, the developer must disclose to each lessee whether their tenancy will be renewed or terminated at expiration, and if renewed, must detail all associated charges and the proposed length of the new occupancy term.
Plain English — not legal advice.
Under Morton Grove Ch. 10-11 § 10-11-3, developers and property managers overseeing a condominium conversion generally ensure that every lessee receives the notice of intent along with a clear written disclosure stating whether their tenancy will be renewed or terminated upon expiration. If renewal is offered, compliant operators provide full details of any charges—rental or otherwise—and the proposed term length at the same time the notice of intent is delivered. Operators also honor timely written extension requests from tenants whose leases would expire within the 120-day window, maintaining the same terms, conditions, and rent through that period.

Morton Grove Ch. 10-11 § 10-11-3 gives tenants whose leases would expire before the 120-day period ends the right to remain in their unit on the same terms and at the same rent through that full period, provided they submit a written extension request to the developer within 60 days of receiving the notice of intent. Tenants are also entitled to receive, at the time of the notice of intent, a clear disclosure about whether their tenancy will be renewed or terminated and, if renewed, the full details of any new charges and the proposed term. Tenants who believe these rights have not been honored may consider contacting a local tenant-rights organization or the Morton Grove village offices for guidance on available remedies.
