Glenwood — Ch. 26 Art. XI Landlords § 26-804
Penalty
Operative Text
No fines for the violation of section 26-803 shall be sought or imposed until after May 1, 2009. After May 1, 2009 a violation of section 26-803 shall result in a fine of not less than $150.00 and not greater than $750.00 for each violation. Each day that a violation of section 26-803 exists shall be a separate and distinct violation.
Glenwood Ch. 26 Art. XI § 26-804 establishes the penalty structure for violations of § 26-803, the companion landlord-obligation provision. After May 1, 2009, each confirmed violation carries a fine ranging from $150 to $750. Critically, every calendar day that a violation continues counts as its own separate violation, meaning fines can accumulate on a daily basis until the underlying problem is corrected.
Plain English — not legal advice.
Under Glenwood § 26-804, property owners and managers are subject to fines between $150 and $750 for each day a § 26-803 violation remains unresolved. Because each day constitutes a distinct violation, operators who identify a potential noncompliance issue generally act promptly to correct it and document the remediation. Maintaining records of corrective actions and their completion dates is a common practice for demonstrating timely compliance.

Glenwood § 26-804 gives tenants a framework for understanding the financial consequences a landlord may face for ongoing violations of § 26-803. Because fines accrue daily, a landlord's failure to address a violation over an extended period can result in substantial cumulative penalties. Tenants who believe a § 26-803 violation exists may consider documenting the issue with dates, contacting the appropriate Glenwood municipal authority, or reaching out to a local tenant-rights organization to understand available enforcement paths.
